Are most of the Timberline Place owners Primary, Secondary or Investors?

Primary and Secondary/Vacation owners represent the significant majority of Timberline Place owners. The amenities, floor plans and optional upgrades are just a few reasons why Timberline Place consistently remains one of the leaders in Flagstaff for quality condominiums.

What is a Preferred Lender?

Timberline Place partners with certain mortgage lenders referred to as Preferred Lenders. The advantages to the Buyer are two-fold. First, the Preferred Lenders are intimately familiar with the homes at Timberline Place and they have completed the preliminary paperwork necessary to provide loans for these homes. Subsequently, the overall lending process is faster and less complicated for everyone. Second, due to the streamlined loan process, both the Developer and Preferred Lenders offer discounts to our Buyers for utilizing the preferred relationship.

When was Timberline Place built?

Timberline Place completed original construction in 2001. As one of the newer developments in Flagstaff, Timberline Place also maintains home prices that accommodate diverse Buyer's needs while remaining significantly below the median price for a single family home.

How do the amenities at Timberline Place compare to other Flagstaff condominiums?

The amenities offered at Timberline Place are unparalleled by any other condominium community in Flagstaff. Our 24-hour state-of-the-art Health and Fitness Center, indoor basketball and volleyball court, yoga studio, cedar-lined sauna and year-round heated pool and hot tub are just a few features that distinguish Timberline Place. Optional Personal Training, Yoga Instruction and Thai Massage are also available in the Health and Fitness Center.

What is included in the homeowner's monthly assessment?

Owning a home at Timberline Place is about lifestyle. All of the community's amenities and a majority of the property maintenance are covered by the monthly HOA fees. These amenities currently include High Speed Wireless Internet, Health and Fitness Center, Swimming Pool, Hot Tub, Professional Landscaping, Snow Removal, Water/Sewer, Trash, Professional HOA Management, Property Exterior Maintenance, and Building Exterior Insurance.

What is the benefit of buying the new interior finishes offered by the Developer?

There are two primary benefits of purchasing one of the Developer's various interior upgrades.

  1. The cost of the new finishes are wrapped into your mortgage payment therefore you pay very little each month versus a large, out-of -pocket expense.
  2. Upon closing, your condo is ready for immediate enjoyment versus dealing with the hassle, expense and time associated with renovating.

Do I have to buy one of the packages offered by the Developer or can I purchase one or a few items?

The various upgrade packages were formulated by a Professional Designer, however buyers can purchase ala carte upgrades if desired. Buyers may choose from a list of various upgrades and design options to personalize their condo. (Some upgrades must be purchased in conjunction with others such as new cabinets and counter-tops).

Which fixtures are covered by a warranty?

Depending on which interior finish a Buyer purchases, many of the upgrades are covered by a manufacturer's warranty. How much is the earnest money deposit?

The earnest money deposit is $2,500. Platinum and Diamond finishes require an additional deposit. Earnest money is held in a neutral escrow account by Fidelity National Title in Flagstaff during the contract period.
